Things to learn after buying a property

Question: Ok i have bought a plot even transfer status or leased status, what next to build my dream home?

 

Answer:

  1. Make a map of your dream house from reputed licensed architect.
  2. Take original map and 7-8 copies to the office of housing society, submit it for forwarding.
  3. They will stamp on all copies of maps and will issue a letter after charging their fee.
  4. Take all these documents along with the other documents of property file to the relevant authorities to apply map approval.
  5. Once your map is approved then construction can be started.

 

Question: Who will design a map of my house? What are charges?

 

Answer:

Maps are advised to be prepared from licensed artitecture. Charges may vary.

 

Question: Housing society has any role while processing map approval request?

 

Answer:

Yes, it has a role, without them maps cannot be submitted for approval until their stamp and letter is not arranged.

 

Question: Do housing societies charge fee against building plan forwarding or house map?

 

Answer:

Yes, they have schedule of different charges of different plot sizes.

 

Question: How many copies i should ask architect to make?

 

Answer:

Answer:

  1. Maps are submitted in concerned relevant authorities, in different provinces there are different bodies to manage it.
  2. In Karachi, there are two main authorities for such purpose, Sindh building control authority and cantonment board.

 

Question: Are Govt charges additional to those charges paid at housing society as building plan forwarding fee?

 

Answer: Yes or as per housing society policy.

 

Question: What is demarcation letter? Who issues it? and when it is needed?

 

Answer:

  1. Once maps are approved then you need demarcation of your plot to identify its width and length.
  2. Housing society issues demarcation letters and you need to bring those letters to a site office at your plot.
  3. Surveyor at site (an employee of housing society) will demarc your plot and will sign on demarcation letter.
  4. Then you need to submit this signed letter in a housing society to update their record that you have taken physical possession of your plot and it is also demarcated for construction.

 

Question: Is demarcation letter required while submitting maps for approval?

 

Answer:

Not necessarily but can be demanded. You can arrange it from housing society before proceeding towards maps approval process.

 

Question: My house map is approved from concerned relevant authorities but i don’t have any intention to start immediate construction. Validity of map approval can be expired then?

 

Answer:

Yes it expires after one year or you may know updated latest expiry time frame from authorities.

 

Question: What is role of the date mentioned on demarcation letter?

 

Answer:

  1. Date mentioned on demarcation letter should not be older than one year or else surveyor at site will not sign on it and will demand a letter issued within last year.
  2. If date on your demarcation letter is older than one year then go to society office to change it.
  3. They will change the date and stamp it where modification is made.
