Checklist to Buy

Consider Following Points and Questions to Evaluate and Validate the Property Related Documents.

Note: Following questions are made based on general perception while there may be different things case by case. Please contact us if you need help to understand following questions or to evaluate any file.

  • Is plot leased with title registration or its a builder transfer?
  • The entire file is original or duplicate copy or few documents are original and some are duplicates?
  • Address of home and office of existing owner and his/her profession?
  • Society/Project layout plan is approved and currently valid by relevant Government authorities? 
  • Project by? Builder name 
  • Who is the first allottee?
  • First allottee in a year?
  • Any outstanding dues on plot by society/project office?
  • Any outstanding dues on plot by any Government or semi Government authority?
  • Is it mortgaged or ever mortgaged? if yes, NOC from bank and related execution of deeds
  • Is it possible to avail “NOC for sale” from society?
  • Owner will provide NOC for sale or buyer will arrange?
  • If plot is build up, then its map is approved?
  • Construction of house is as per approved map?
  • Check if duration of GPOA (if applicable) is more than 2-3 years old?
  • Owner is living in a house or tenant is living or it’s vacant? 
  • Is there any area increase or decrease issue in file documents as compared with the physical demarcation ?
  • Have you identified and located particular plot number from society layout plan, if yes, then dimensions and size of plot is the same as the file is showing?
  • Any legal notice for outstanding dues or cancellation in the past or present which may be hidden?
  • Check if there is any court case between allottees, claimers or with society/project office?

Check Following Documents in File and Evaluate Accordingly 

Acceptance form or letter, allotment order, payment receipts, clearance certificate, possession order, demarcation letter, site plan, lease deed, chain of sale deed or GPOA if applicable, mutation/transfer letters if current owner is not the first allottee, copy of approved map if plot is build up, full complete legal documents in case of death if applicable, CNIC/Identity Cards of all old and latest owner along with mutation/transfer letters of all old and latest allottees, newspaper advertisement of all if applicable.

Payment slips for Government departments to verify authenticity of owner and to have idea and hint to detect other important elements.

Check signatures and make sequence of dates along with the stamps and entries by different institutions.
